Some selling tips in a buyers market

Many vendors across Australia are experiencing one of the toughest markets to sell in as many years. How do you ensure your not underselling your home? How do you know what is the best way to sell your home?

Here are 5 tips to save you time, money and heartache!

  • Get an independent market assessment  - not from an agent! They will give you a subjective assessment to try to win your listing.
  • Ensure you're choosing the right selling method for your home in the current market. Too many vendors are given the wrong advice from agents
  • You don't need to spend the earth on marketing to get the desired result. Many agents will convince vendors to spend more than they have to!
  • Choose the right agent! Not as easy as it sounds. Don't ever go with an agent that gives you the highest price or the lowest commission. It's a common mistake, and many vendors end up having their home sitting on the market for months on end as they have been promised the earth.
  • The right timing! When is a good time to sell? Depending on what your home is offering, and what the local market is doing, it is crucial you get the timing right.

To guide you successfully through the often confusing maze of selling your home and getting it right the first time and saving you potentially thousands and thousands of dollars, give the Exclusive Vendor Advocates team a call for a free, no obligation and confidential consultation on 1300 736 638

Dutch Auctions in Australia?

When you thought the only way to auction your property was via private treaty (private sale), expressions of interest (set sale or tender) or auction. Wrong! Here's a couple more methods of selling I have seen being utilised on my travels across Australia recently.

In Victoria and W.A, I have seen the Helmsman Auction process being used. An auction process more familiar on cattleyards selling livestock, is a variant of a simultaneous auction, as it allows bidders to bid for individual units, multiple units, or all of the lots 'in-one-line'. The process has advantages over a conventional auction with potential buyers offered flexibility in their purchasing decisions. Bidders can see the prices of each apartment as they are updated and change their buying strategy as time expires.

The Dutch Auctioning System, which I have seen being used in Northern Territory and Queensland, which was first implemented in European flower markets and Asian fish markets, work in reverse. The first one to bid on a particular property gets it! The price starts at the top, and as more time goes by and no-one bids, the bids are incrementally lowered, and the first person to bid gets the property. It's a case of instilling the fear of loss into the buyer. The longer the buyer waits, the greater the chance of missing out!

So when considering selling your home, get the right independent advice from your expert team of solicitors, accountant, conveyancers and vendor's advocate.

Should you sell first or buy first?

Many prospective vendors ask the question 'should I sell first or buy first?' It's a very important question with serious ramifications if not executed correctly and could cost tens of thousands of dollars in the transfer!

If a vendor is looking to do the upgrade, or downsize, and looking to sell and buy at the same time, then now has never been a better time to do so. But make sure you do it in the same market! (Same market conditions - usually within a 2-3 month time frame)

The golden rule in real estate when this question is posed, is to sell your home first. This way you are under no pressure to sell because you have bought and are forced to sell!

But there are exceptions to the rule, and depending on the type of home and area you are looking to sell or buy, this will further assist in knowing which to do first! If it's a unique type of property and looking in areas where they are not readily available, then buying first could be the best option.

The first step one should take is get independent & impartial advice from a solicitor, mortgage broker and vendor's advocate.
